The problem
The building's original central boiler system was failing intermittently, leaving residents without heat or hot water for periods during the coldest months.
The strata council needed the replacement completed with a temporary heating plan so residents weren't without service.
What we found
Both boilers showed corrosion consistent with end-of-life heat exchangers, and the existing distribution system had several isolation valves that no longer sealed properly.
The mechanical room layout required reconfiguration to fit modern, more efficient condensing boilers.
The solution
We staged the replacement boiler-by-boiler so one unit remained in service throughout, supplemented by temporary rental heating during the changeover, replaced failed isolation valves, and commissioned the new condensing boilers for improved efficiency.
Result
The building now operates on a modern, more efficient boiler plant with no reported service interruptions during the changeover.
