The problem
Two rooftop packaged units serving the third and fourth floors were undersized for current tenant loads and required frequent repairs.
Tenants needed the replacement completed without disrupting business hours across multiple companies.
What we found
Load calculations confirmed the replacement units needed to be one size larger to handle current occupancy, requiring updated curb adapters and electrical service coordination.
The building automation system needed new control points to integrate the replacement units.
The solution
We scheduled crane lifts and unit swaps for a weekend window, installed properly sized replacement units with new curb adapters, and integrated controls with the building automation system before Monday occupancy.
Result
Both floors had fully functioning, correctly sized HVAC before the next business day, with no tenant downtime.
