Building envelope restoration in Vancouver & the Lower Mainland
We diagnose and repair the systems that keep water out of your building — cladding, rainscreen, waterproofing, and window integration — with 15 years of coastal experience.
What the building envelope is
The building envelope is everything that separates the interior from the exterior — cladding, weather barriers, flashings, windows, and doors. When any layer fails, water enters the assembly and damage spreads invisibly behind the finish.
In Vancouver's coastal climate, assemblies must both shed bulk water and allow trapped moisture to dry. That requires a ventilated rainscreen behind the cladding and continuous waterproofing at every transition.
Exterior finish — sheds bulk water
WRB membrane — secondary drainage plane
Structural substrate — must stay dry
Signs your envelope has failed
- Water staining on interior walls or ceilings
- Peeling paint or bubbling finishes near windows
- Soft or spongy sheathing behind cladding
- Persistent musty odour or visible mould
- Cracked, warped, or separating siding
- Failed or missing sealant at penetrations and joints

Frequently asked questions
How do I know if the problem is the envelope or something else?
Interior staining near exterior walls, musty odours, and recurring leaks after sealant repairs often indicate envelope failure. We trace moisture paths through the assembly to confirm before recommending repairs.
Do you work with building envelope consultants and engineers?
Yes. We execute consultant-prepared scopes and coordinate with engineers on structural and code compliance requirements.
Can the building stay occupied during the work?
In most cases, yes. We stage access, protect common areas, and communicate with strata councils or property managers throughout occupied-building projects.
Do you provide written scopes and warranties?
Every project starts with a written scope and fixed price. BC's Building Envelope Renovation Regulation sets minimum warranty coverage for qualifying envelope renovations at 2 years for materials and labour and 5 years against water penetration — we provide warranty terms in writing with every proposal, meeting or exceeding those minimums, plus any applicable manufacturer warranties on materials.
How long does a typical envelope restoration take?
Single-family projects typically run 4–12 weeks. Multi-family reclads are staged over several months depending on scope and weather windows.
Do you handle permits and code compliance?
Yes. We obtain permits where required and ensure all work meets BC Building Code requirements for the coastal climate.
