The problem
A failed poly-B supply line in a fifth-floor unit ran undetected overnight, with water travelling through floor penetrations into three units below.
The strata council needed a single contractor who could coordinate across four separate owners and their individual insurance claims.
What we found
Moisture mapping identified affected drywall, flooring, and cabinetry in all four units, with the two units directly below the source requiring the most extensive reconstruction.
Water had tracked along electrical conduit into a ceiling light fixture in one unit, requiring an electrician sign-off before drying could proceed safely.
The solution
We extracted water and set up structural drying across all four units simultaneously, coordinated with each owner's adjuster for documentation, and rebuilt drywall, flooring, and cabinetry to match existing finishes.
Result
All four units were returned to pre-loss condition within seven weeks, with moisture logs and photo documentation provided to each owner's insurer.
