The problem
A failed compression fitting on a domestic water line released approximately 400 litres before the main was shut off. Standing water covered the entire ground floor.
The property manager needed the space operational within six weeks for a lease renewal inspection.
What we found
Moisture mapping showed elevated readings in gypsum board to 1200 mm above finished floor, and in the subfloor assembly beneath vinyl tile.
Two HVAC units had intake contamination and required replacement rather than cleaning.
The solution
We extracted standing water within two hours of arrival, installed structural drying equipment, and removed all affected drywall and flooring to the stud line.
Our in-house drywall and HVAC crews completed reconstruction under a single scope, eliminating coordination delays between separate restoration vendors.
Result
The space was returned to pre-loss condition on schedule. Insurance documentation included moisture logs, photo records, and itemized scope for the adjuster.
