The problem
The homeowners noticed water staining below two upstairs windows every winter for three years, despite two rounds of exterior caulking by a previous contractor.
A home inspection ahead of a planned sale flagged the staining as a disclosure risk.
What we found
Removing stucco at the window perimeters showed no head flashing had been installed during original construction, allowing wind-driven rain to track behind the weather barrier.
The sill area beneath one window had begun to deteriorate the underlying sheathing.
The solution
We removed stucco in a controlled perimeter around each affected window, installed proper head and sill flashing with membrane tie-ins, replaced the damaged sheathing section, and patched the stucco to match the existing texture and colour.
Result
No further staining was reported through the following two wet seasons. The completed work and photo documentation supported a clean disclosure at sale.
