The problem

Three tenants in a six-unit strip mall reported ceiling staining and, in one case, active dripping during heavy rain.

The property manager needed the work completed with minimal disruption to operating businesses.

What we found

The membrane at the parapet cap had failed at multiple lap joints, and cladding transitions at the storefront header had no continuous weather barrier.

Water was tracking laterally behind the cladding before entering at ceiling penetrations well away from the original entry point.

The solution

We replaced the parapet waterproofing membrane, rebuilt the cladding transition details at the storefront header with proper flashing, and staged the work storefront-by-storefront so each tenant was closed for only two days.

Result

All three tenant units were dry through the following storm season. The property manager now has assembly documentation on file for future capital planning.
