The problem

A new tenant leasing a 600 m² office suite needed new partition walls built to their layout plan, with a Level 5 finish specified for areas with critical lighting and gloss paint.

The build-out needed to be complete before the tenant's move-in date, which was fixed by their existing lease expiry.

What we found

The design called for several curved partition sections and sound-rated walls around meeting rooms, requiring careful framing coordination before drywall installation.

Critical lighting in the reception area would show any imperfections in a standard finish, requiring the full Level 5 skim coat.

The solution

We installed the specified partition framing and sound-rated assemblies, hung and taped drywall to the design layout, and applied a full Level 5 skim coat in the reception and meeting room areas before priming for paint.

Result

The build-out was completed on schedule for the tenant's move-in date, with a flawless finish under the reception area's critical lighting.
