The problem

A burst pipe in a second-floor mechanical room flooded an adjacent corridor and part of the lobby, damaging drywall that was part of a fire-rated corridor assembly.

The strata needed the fire-rated assembly properly reinstated, not just cosmetically patched, to maintain code compliance.

What we found

The damaged drywall was part of a two-layer fire-rated assembly, and one full layer needed replacement to maintain the rating.

Water had also affected an adjacent electrical panel enclosure requiring an electrician to confirm safety before work proceeded.

The solution

We removed and replaced the damaged fire-rated drywall layers per the original assembly specification, coordinated electrical sign-off before enclosing the panel area, and matched paint and finish to the existing corridor.

Result

The corridor and lobby were restored to their original fire-rated specification with documentation provided to the strata for their records.
